Andy James
Andrew D James joined DP Partners as Partner-Chicago in October of 2008. He is responsible for the development of all commercial facilities and parks, the acquisition of developable land, and the investment in existing commercial buildings in the Chicago region. James is working with the brokerage community to expand DP's Chicago holdings through the acquisition of land for build-to-suit and speculative industrial buildings and parks and the acquisition of existing commercial facilities for investment purposes.
A seasoned professional in the industrial and commercial real estate industry, he most recently formed Chicago-based J4 Investments LLC, a private development and investment company. James is well known for his seven years representing the Chicago office of Indianapolis, IN-based Duke Realty Corporation (NYSE: DRE). As Duke's Senior Vice President-Chicago Industrial, he was responsible for land acquisition, development, redevelopment, and leasing of the company's industrial portfolio in the Chicago metropolitan area. In 2004, James' group was named Duke's "Industrial Sales Team of the Year," and in 2007 Crain's Chicago Business named Duke "Developer of the Year."
Before joining Duke, James served as Vice President of Development & General Counsel for Indianapolis, IN-based suburban developer of Browning Investments, Inc. James began his professional career as an attorney at the Chicago-based law firm of Burke, Warren, MacKay & Serritella, where he was a partner.
James received a Bachelor of Arts degree in history from Tulane University (New Orleans, LA) and earned his Juris Doctorate from Indiana University (Bloomington, IN). He is active in the following trade associations that DP Partners is a member of including the Association of Industrial Real Estate Brokers (AIRE), the Society of Industrial and Office REALTORS (SIOR), and the National Association of Industrial and Office Properties (NAIOP).

Terrence J. “T.J.” O’Brien
Terrence J. “T.J.” O’Brien has been with Reno, Nevada-based DP Partners since January 2006, and is the Regional Manager for the company’s Mid-West Region based in Chicago. His primary responsibilities focus on overseeing the development of speculative and build-to-suit projects in the Chicago area.
In addition, T.J. manages the day-to-day operations of the Chicago office which involves construction management and leasing of the Chicago properties including the company’s business park, 325-acre LogistiCenter at Sauk Village in Sauk Village, Illinois. He also manages vendor and client relations in the Mid-West Region.
Prior to coming on board with DP Partners, O’Brien served as Project Manager for eight years with the Pepper Construction Company in their Chicago office. A native of Pittsburgh, Pennsylvania, he earned a Bachelor of Science degree in civil engineering from the University of Notre Dame (South Bend, IN), and a Master of Business Administration degree with a concentration in real estate and finance from the Kellogg School of Management at Northwestern University (Evanston, IL).
