Stephen G. Bailey

Stephen G. Bailey joined Reno, Nevada-based DP Partners in April 2003 as Regional Director of the Mid-Atlantic Region based in Harrisburg, Pennsylvania. His primary responsibilities include the development, construction, leasing and property management of the company’s 5,743,000 square foot Mid-Atlantic Regional portfolio and its new Southeast Regional portfolio.
The company’s Mid-Atlantic properties include three business parks with a build-out potential of more than 13 milliion square feet: LogistiCenter at Carlisle in North Middleton Township, just west of Carlisle, PA; LogistiCenter at Allentown near Bethlehem, PA; and LogistiCenter at Logan in Logan Township in southern New Jersey. In the Southeast Region, the company has plans for two industrial parks that include the LogistiCenter at Savannah and LogistiPort at Savannah with a build-out potential in excess of 6 million square feet.
Bailey has been involved in all aspects of the real estate industry since 1983. Prior to joining DP Partners, he directed the development and management of numerous industrial, commercial and residential projects from Maine to North Carolina for Kasprzak Landbank, Inc., Toll Brothers, and High Associates, Inc.
Bailey holds a Bachelor’s degree in Landscape Architecture from Michigan State University (East Lansing), and a Master of Business Administration degree from the University of New Hampshire (Durham). He is also a licensed landscape architect in Pennsylvania.
Presently, he is a member of the Council of Supply Chain Management Professionals, the Greater Harrisburg, Lehigh Valley, and Gloucester County Chambers of Commerce, and a Certified Commercial Investment Member (CCIM) Candidate. In addition, Bailey is a National Forum member of NAIOP (National Association of Industrial and Office Properties) and actively serves on the Board of Directors for the Dermody Properties Foundation.
Michael Alderman

Michael J. Alderman joined DP Partners as Director of Leasing for the Mid-Atlantic Region in January of 2005. His responsibilities include sourcing new investment opportunities in the Mid-Atlantic Region, working with corporate clients on their build-to-suit requirements and marketing the company’s Class A industrial parks. Three key DP Partners projects in this region include the LogistiCenter at Carlisle, the LogistiCenter at Allentown, and the LogistiCenter at Logan.
Prior to joining DP Partners, Alderman served as a real estate agent for nine years in the Camp Hill, Pennsylvania office of NAI Commercial-Industrial Realty Company, the largest commercial brokerage firm between Pittsburgh and Philadelphia where he specialized in industrial properties. He also served as a Mutual Fund Portfolio Manager with Philadelphia-based Public Financial Management, Inc., one of the nation’s largest money managers of public funds with more than $8 billion in assets. Alderman was also involved in the management of two funds valued at $1.4 billion.
A native of the Harrisburg, Pennsylvania area, Alderman earned a Bachelor of Science degree in Economics with honors and a Bachelor of Science degree in Finance, both from the Weis School of Business at Susquehanna University (Selinsgrove, PA). He is a licensed real estate agent in Pennsylvania, and an active member of the Council on Logistics Management, the Greater Harrisburg Chamber of Commerce, and the Greater Harrisburg Association of Realtors. Alderman, his wife Debbie, and their four children live in Camp Hill, Pennsylvania.
James Mascaro
LEED-AP

James V. Mascaro joined DP Partners as Eastern Regional Development Manager in 2005. Mascaro focuses on development of DP Partners’ projects that currently include the LogistiCenter at Logan in southern New Jersey, the LogistiPort at Savannah and the LogistiCenter at Savannah, both in Savannah, Georgia. He also manages design and construction teams for base building shells and tenant build-outs, as well as contributes as an active member of the Eastern Regional leasing team.
Prior to joining DP, Mascaro spent eleven years with MT Consulting, LP of Bryn Mawr, PA and O’Neill Properties Group, LP, working on national, regional and local commercial projects. With experience in leasing, development and construction, he has proven communication and organizational skills along with a wide range of relationships with contractors, brokers, design professionals and government personnel.
Mascaro is a member of the Delaware Valley Green Building Council, the Construction Specifications Institute (CSI), the American Planning Association (APA), the Building Officials and Code Administrators (BOCA), and the Pennsylvania Association of Code Officials (PACO). A Pennsylvania licensed real estate salesperson, he is a Leadership in Energy and Environmental Design Accredited Professional (LEED-AP), holds the designation of Construction Document Technologist from the CSI and is a candidate for Certified Commercial Investment Member (CCIM). He serves as Secretary of the Planning Commission of Springfield Township (Montgomery Co, PA) and as Chairman of the Black Horse Inn Advisory Committee, a citizens group that advises the Springfield Township Board of Commissioners. He also is a member of the Greater Philadelphia, Gloucester County and Savannah Chambers of Commerce.
A native of Philadelphia, PA, Mascaro has earned a Bachelor of Science degree from West Chester University (West Chester, PA), a Certificate in Construction Technology and a Certificate of Project Management from Penn State University (Abington), and a Certificate in Financial Management from Penn State University (Great Valley). He maintains a committed interest in continuing education in development, real estate, finance, project management and construction.
C. Eric Scott

Eric Scott joined DP Partners as Eastern Regional Development Manager in 2006. Scott focuses on development of DP Partners’ industrial projects that currently include the LogistiCenter at Carlisle just west of Harrisburg, PA. He also manages design and construction teams for tenant build-outs.
Prior to joining DP Partners, Scott led the startup of the Science & Healthcare divisions as a Senior Project Manager for Bethesda, MD-based Clark Construction Group, and previously served as a Project Manager for Baltimore, MD-based Whiting-Turner Contracting Company. With experience in engineering, construction, business development, and finance, Scott brings strong leadership, creativity, and organizational skills to DP’s development and construction team. Clients will also benefit from his local and national relationships with contractors and design professionals.
A native of Springfield Township (Montgomery County), PA, Eric graduated from Penn State University in 1997 with a degree in Architectural Engineering and an emphasis in Construction Management. In 2003 he earned a MBA with an emphasis in Finance and Strategy from the University of Maryland.
