Northern California Industrial Real Estate Market

Doing Business in Northern California

Northern California is a world-renowned hub for many industries, including technology, e-commerce, omni-channel retail, distribution and manufacturing companies. The state’s location on the West Coast of the United States provides expedient access to both U.S. and international consumer via air, ground and sea freight. In addition to a number of international airports and ports, northern California is connected by extensive highway, interstate and railway systems. Manufacturing and distribution companies benefit from the sophisticated transportation infrastructure along with a plentiful, skilled employee base.

Businesses operating in California benefit from business friendly policies, as well as state, regional and local incentives. For example, sales tax exemptions are given to businesses that purchase manufacturing equipment and hiring credit is available to businesses that increase the state’s job numbers. Businesses also have an opportunity to apply for the California Competes Tax Credit based on operations in the development area.

The Central Valley Market
Companies locating in California's Central Valley benefit from quick access to both northern and southern California markets - including the state's many ports, airports and interstates - enabling efficient distribution to North American and Asian markets alike.

San Joaquin County makes up the Central Valley and is located in the metro triangle, which is bounded by the Bay Area, Stockton and Sacramento. San Joaquin’s exceptional transportation network includes the Port of Stockton, Stockton Metro Airport, Union Pacific and Burlington Northern Santa Fe (BNSF) railway, one of the largest freight railroad network in North America. Interstate 5, the West Coast’s major north-south freeway, also runs through the county.

Both residents and companies are migrating to San Joaquin County due to low industrial space availability and the high cost of doing business and living in the Bay Area. In the coming quarters, there is an anticipated increase in levels of migration to San Joaquin County as residents and companies will be priced out of the supply-constrained Bay Area.
